THDA Homeownership for Heroes: 50 bps Off for Tennessee Heroes

Tennessee rewards the people who serve. THDA’s Homeownership for Heroes cuts the Great Choice rate by half a percent for military, veterans, first responders, and teachers, and it stacks with down payment assistance. Here is who qualifies and how it works.

What Homeownership for Heroes is

Homeownership for Heroes is a version of THDA’s Great Choice loan with a built-in reward: the interest rate is cut by 50 basis points, half a percentage point, below the standard Great Choice rate. That reduction runs for the life of the loan. It is THDA’s way of recognizing the Tennesseans who serve their communities, and it is one of the strongest state hero programs in the country because it pairs a real rate cut with down payment help on the same loan.

Who qualifies as a Tennessee hero

The program covers a broad group. On the service side: active-duty military, veterans, and members of the National Guard and Reserve. On the first-responder side: law enforcement officers, EMTs, paramedics, and firefighters. And in education: full-time teachers in a Tennessee K-12 school. If you work in one of those roles and meet the standard Great Choice requirements, 640 credit, 45% maximum DTI, the county income limit, and the $500,000 price cap, you qualify for the rate reduction.

Stacking Heroes with down payment assistance

The rate cut is only half the story. Homeownership for Heroes pairs with Great Choice Plus, so a hero buyer gets both the lower rate and down payment assistance, either the $6,000 or $10,000 forgivable second or the up-to-5% amortizing option. For veterans buying with a zero-down VA loan, the assistance can cover closing costs while the rate cut lowers the payment. Near Fort Campbell, this stack makes Clarksville one of the best THDA markets in the state.
